Remember when mortgage rates were just 1.49% in 2021 and the GTA housing market was red hot?
Sellers had offer dates to hold off offers, while buyers were waiving home inspections and mortgage financing conditions just to secure the right home in a bidding war.
Fast forward to today's market.
Mortgage rates are much higher — but home prices have fallen significantly since then. It's a very relaxed buyer's market.
And did you know that with our current home prices, the average monthly cost of owning a home is about the same TODAY as it was when mortgage rates were 1.49%? That's a pretty remarkable change. And if you're waiting for mortgage rates to return to those historically low levels, industry experts don't expect us to see 1.49% rates again.
So, what is actually happening in the GTA housing market?

📉 Prices Remain Lower
The average GTA home price was $1,003,956 in July 2026, down -4.5% from July 2025.
For buyers, these lower prices are an opportunity to purchase at a significantly lower price point than during the market frenzy of 2021.
🏡 Sales Are Relatively Flat
5,995 homes sold in July, down just -0.9% from last July.
Although sales levels are relatively flat, there are still a lot of homes for sale, which means properties are taking +12.5% longer to sell than last summer and +7.14% longer than they did in June.
In simple terms, buyers are still taking their time and comparing their options before submitting offers.
📋 Fewer New Homes Are Coming Onto the Market
New listings fell -17.8% year-over-year.
Notably fewer homeowners put their properties on the market last month, and if this trend continues, buyers will gradually have fewer choices and face more competition for the best properties.
📊 The Pace of Price Declines Is Slowing
So, the pace of price declines is slowing down — a positive sign for both homeowners and sellers.
💡 What Does This Mean for GTA Buyers?
This is where today's market gets particularly interesting.
Buyers have something they didn't have in 2021: negotiating power.
You aren't necessarily competing against multiple buyers just to get an accepted offer. In many markets, you can take your time, compare properties, negotiate price and include important conditions such as financing and a home inspection. And because home prices have fallen significantly since 2021, today's higher mortgage rates don't necessarily mean a higher monthly cost of home ownership. The combination of substantially lower purchase prices and today's mortgage rates means the average monthly cost of owning a home is about the same as it was when mortgage rates were only 1.49%. For buyers who are financially prepared, that's worth paying attention to.

Today's market is certainly more challenging for sellers than the conditions we saw during the pandemic-era boom.
Buyers have more choices, properties are taking longer to sell and pricing incorrectly will mean sitting on the market much longer than necessary.
But there is also an encouraging sign for homeowners and sellers: the pace of price declines is slowing. The MLS® HPI Composite Benchmark improved from a -5.4% annual decline in June to -4.6% in July. At the same time, fewer homeowners put their property on the market this summer. For sellers considering a move, this makes accurate pricing, strong presentation and a smart marketing strategy more important than ever.
🧭 Is the GTA Housing Market Starting to Change?
The July numbers don't tell us that the GTA housing market is suddenly turning around. But they do show some interesting early changes.
Prices are still lower than last year. Buyers still have negotiating power. Properties are taking longer to sell. At the same time, fewer new listings are coming onto the market and the pace of price declines is slowing. That combination is worth watching.
For buyers, today's market still offers choice, negotiating power and lower purchase prices. For sellers, the improving price trend may be an encouraging sign if you've been waiting for a better time to sell this year.
The GTA housing market isn't moving in one simple direction. It's changing — and the next few months will be important to watch.
