Hi everyone! It’s Karen from Toronto.

Today we’re going to share a few tips on what you need to know, for conducting a pre-list home inspection when you’re selling a property. And we’ll also review circumstances where conducting a pre-list home inspection might not be beneficial.

To start off, some clients ask us when is the best time to get the home inspection done?

Our advice is to conduct the home inspection within two weeks of launching the property to market. This is because buyers expect the home inspection report to be recently conducted.

Also, it’s a good idea to attend the home inspection as the property owner. This way, if the inspector finds any issues, you’ll understand the issue better by being present and you’ll be able to ask the inspector any questions you might have. You’ll want to set aside a few hours to attend the inspection. Depending on the size and condition of the property, most home inspections are completed within three hours.

Another tip is to only hire a reputable, established home inspector. This helps to ensure that the inspection is conducted thoroughly, and if you hire a trusted local home inspection company, purchasers can trust the integrity of the report that’s issued from an established third party company.

In addition, to help protect your best interests when selling a property, you’ll want to work with a home inspector who is insured. Here in the province of Ontario, it’s required by law that home inspectors carry insurance policies such as liability insurance and errors & omissions insurance. Working with a home inspection company that’s insured, helps with the integrity of the report, since purchaser can feel reassured that the same report would have been produced whether the report was paid for by the homeowner who’s selling, or if the report had been paid for by the purchaser. And with insurance coverage, if there are any significant issues with the property that are found after closing which the home inspector failed to report and it’s proven that the issue would have been present at the time of the inspection, then the buyer has recourse through the insurance company.

Another good tip to consider is adding on any additional inspection services that buyer would find valuable in your neighbourhood. For instance, parts of Toronto’s East York and the Beaches area, are more prone to termites. So providing prospective buyers with a termite inspection that clears the house of any termite issues, can go a long way in reassuring prospective buyers and helping to secure a stronger offer.

Thermal imaging is also another common add-on that’s valuable since thermal imaging helps detects water damage or high moisture levels, even behind drywall. And water damage, especially at the basement level of a home, is quite common in older homes, and can be a costly issue to remedy. Thus, by paying a slight premium for value add-on inspections specific to your neighbourhood, you’re being as transparent as possible with any potential purchasers. And potential purchasers will feel much more comfortable and confident in paying a premium price for a home that is thoroughly inspected.

Now, we talked about all the benefits and tips for getting a pre-list home inspection done. There are some exceptions where a pre-list home inspection is not nearly as beneficial, and one of those exceptions is when you’re selling a house that requires extensive renovations such as a full gut renovation job.

Also, for the vast majority of condominiums, you can skip a home inspection as well

In the case of condos, instead of a home inspection, the seller provides the potential buyer with a condo status certificate. And that status certificate is a document that is prepared by the condo property management, which outlines how well the building is operating structurally and financially.
